That trend is expected to continue for a while, but construction firms in Miami have large backlogs of work and should be able to keep moving forward, Murphy says.
Luxury condos and office construction remain the most active market sectors, but even in those segments, demand is sluggish because of high prices, he adds. The same is true for apartments, where the market is being weighed down by skyrocketing insurance costs and a slowdown in sales of older units.
In the commercial sector, demand is also being held back by rising interest rates, he notes. “If interest rates rise too quickly, we will see a slowdown in most sectors,” Murphy adds.
Construction in the greater Miami area has been bolstered by a number of big-name projects. The most productive general contractor in June was Hollywood-based John Moriarty & Associates, which worked on 23 projects totaling $1.1 billion, according to TRD’s analysis.
